Being the sole smart contractor on a ground-up build is the ideal case. Nothing has to be fished after the fact, nothing gets designed around someone else's decisions, and every system is specified knowing what the others are doing.

We built the complete network, wired and wireless, using Ruckus equipment on the 802.11ax standard throughout. Lighting is a Control4 system running 110 loads, which also provides relay control for fans and fireplaces — a detail worth having, because it means the same keypad that sets the room's light level can also light the fire. Lutron QS wireless shades went in throughout.

Audio is split into two zones, one on each side of the house, and a six-camera security system covers the property. We integrated the pool controller so the homeowner can set the spa and infinity pool temperature before setting off home.

At the gate we mounted a camera with licence plate recognition, so the gate opens automatically for the owner and for registered vehicles. It is a small thing that gets used every single day, which is usually the mark of a good decision.
